Luxury living,

at a fraction of the cost

More and more young working professionals are turning to shared living in Bristol. With our strict property onboarding criteria and maintenance procedures, we provide only the highest quality homes—at a fraction of the cost of renting on your own. A quality house doesn’t become a home unless it’s shared with the right people. To achieve that perfect balance, we offer what most other agents don’t: we match our sharers with housemates who have similar interests, hobbies, professional backgrounds, or other important criteria, so they can share with like-minded people.

Our tenant journey

Step 1:

Find a property or register with us

Register your interest to be housemate matched or find a graduate house, if we have any rooms that meet your criteria, we will contact you with a relevant room (Only within your specified move in date)

You can find available room in our management on Spareroom.com.

Read all the information within the property advert.

Step 2:

View a property

If you like what you see, follow the instructions within the ad to book a viewing.

Fill out the viewing form our team sends you to confirm your viewing date and time. This is so we have your information so if you are interested after the viewing, things can run a lot quicker. Be as accurate as possible, some of this information may be used for your right to rent checks.

View the property and speak to the person showing you around as much as possible, this will help us get a feel if you could be a good match to the current house mates.

Step 3:

Confirm interest

After the viewing, if you are happy to proceed, you will be asked to confirm your interest in writing.

We then review all confirmed interests and decide who would be most suitable for the house. Everyone will be contacted and informed if they have been accepted or rejected.

Step 4:

Holding deposit & application form

If accepted, we will then ask for a holding deposit equivalent to one weeks rent (This will be deducted from your first months rent). Once received, the room will be taken off the market and held for you.

We will also send our application form which will be needed to complete the reference checks. This will need to be completed and returned to us within 24 hours.

Right to rent, referencing and credit checks begin.

Step 5:

Tenancy agreement, deposit & month 1 rent

Once you have passed suitable referencing, credit and right to rent checks, the tenancy agreement will then be created ready for signing.

You will then need to pay the full deposit (5 weeks rent) and the first months’ rent, minus the holding deposit you have already paid. Your deposit will be registered with Deposit protection service.

Step 6:

Moving in day!

Congratulations, it’s arrived, the exciting new chapter!

We will meet you at the property on your move in date with your keys and provide you with a moving in pack.

We will have an inventory ready for you to sign on the day and have 7 days to make any amendments.

After the 7 days, sit back, relax and get in touch if something happens which you’re not happy with, your happiness and living conditions are our priority.
